Hey @Ethan Bruland - I'm really curious to see how this may play out! 

I have gone down the path of painting a few times and it is quite labor intense and with that not cheap, it has to bone REALLY well - prep-work, primer, coat finish, the right products etc otherwise you get crap results.

As soon a the "we found mold" card gets played, you immediately offer them to vacate with no penalty to insure their safety. 

Think of it as a football game, you need to play offense and defense.

Rates, closing costs, and points also play a huge role in making the right move and can save you extra.You also want to make sure you have multiple terms like ARM products, Interest Only, No Prepayment penalties, etc.If you want to talk REI feel free to reach out I enjoy helping when ever possible.  

Understand the debt and how that plays into the risk.Understand that it is extremely rare for an asset that locks in long term fixed debt to get into trouble.
