If you were in San fran youd make 25% less with 2.5 times the housing prices.DCs housing stock trades at only 4.5x income, which is incredibly low compared to Boston at 6.5x, NYC 10x, San Fran 11x, LA 9x. 4.5x income puts DC into company with cities like New Orleans.

Add weather related events and lower elevation areas (Gulf Coast states) where frequent flooding is an issue, and there is simply no way I'd ever invest in areas like Florida or New Orleans.
