I have a hot deal in a orange shade area across the street from a large red area and wanted to know if they just are not worth it?  

As for texturing on the walls, the orange peel looks great and makes for easy maintenance (and as you stated, new homes have this).

They are located in Chino,CA but have another brokerage in Orange County and 2-3 weeks ago just opened another in San Diego with plans to opening another brokerage in Los Angeles area.

  ( I also just finished reading The Book On Rental Property Investing ) I have about 50-60k to start investing with, but the issue is I live around the orange county area in California.

John FrankYour choice of paint sheen will depend a lot on where you are and what finishes are prevalent in your market and what type of property you have.In my travels, I've noted that textured walls and ceilings (orange peel, knock down, etc) tend to become more common as one heads south.  

That, plus a RasPi, lets you do tricks like orange light at "dawn", getting whiter during the day, and then going back to orange and then off at "night".
