Honestly, you should have just stopped at Facebook.There’s nothing quite like receiving an unsolicited online message, random proof of funds, complicated background story, sketchy work locations, and a foreign accent to scream scam any more loudly.

I would use a software management software that people could pay online or setup auto pay.

Since they might not have a deal in work at the time, we often do this a few times to keep in touch.Though it happens, we’re not looking to become friends, but face-to-face is the only way to determine if somebody has the integrity of someone you want to lend your hard-earned money to.  

I don't know about your level of integrity, but there are way too many PMs  that just want thier comition and fast.

You can't really use zillow and the online ones...

Also in some states there are free online databases.
