Renewal of previous leases are $300/year, roughly, but  - also according to the salesman - they keep tenants in-place 3-4 years on average.Other than those miscellaneous charges, they do have two interesting "guarantees": 1) a $5k eviction protection guarantee, and 2) another $5k in rental income guarantee - which I'm sure was something that stemmed from property owner's concerns during COVID.Overall from what I've seen/heard, Mynd seems like a great company if you want a full hands-off or out-of-state managament approach.

My main concern is that someone  told me that there are HOAs whose rules are so restrictive that people who bought lots found they couldn't even build.

I guess my concern is is there any capability for vetting guests on GVR prior to confirming a reservation?

Don't be concerned about your equity % in the beginning.

He is concerned about tenant’s home being delayed and having to potentially find a new tenant at inopportune time like Nov, Dec, Jan.  

Your concerns will likely be less with the tenants and more about learning things the previous landlord didn’t handle (deferred maintenance, whether the tenants pay on time consistently, etc)all the best!
