Just always have plan B and C for when the music stops.

I discovered that even with hotels and AirBnBs, there's a shortage in STR due to extreme demand for the music scene, 3 sports arenas, the university, 3 nearby hospitals, and the fantastic nightlife, particularly by Bachelorette parties. 

The upstairs tenants have been complaining (even though I told both while signing their leases do not call to complain to me) that son is smoking marijuana in house, supposedly selling drugs outside of house (questionable), and playing loud music.

Sunday's and Wednesday's will surely not be quiet, and cars will most likely blast music with bass.

Verify State regs on deposits; eg in Calif we cancollect first + lastORcollect first + security deposit which can not be larger than 2x the rentYoung tenants have habits that disturb others;  loud music, many visitors, large parties that disrupt the neighbors.  

When the music stops and everyone goes running for the chairs, many people will find their chair is gone.

HI Brandon,600 sq ft... that's a 20 x 30 area.Time guesstimate to DIY with a Sawzall, a sledge, and some music playing, maybe 2 weeks (if can you handle a fast workload for that long).Not everyone can handle physical labor for that long though, but at $8,500 for 600 sq ft upstairs plus a basement, wow.The other side of this is how much of that $8,500 is for permits and dumpster, and how much for labor.I mean if your area is $6,000 for a permit and dumpster that only leaves $2,500 for labor.Apples to Apples, you know.Good Luck!
