I would just ad that sometimes you need to point out the benefits of owner financing to seller like the tax is spread out over the years and he will actually get more for the propert due to interest.

Flipping is a higher risk activity, and thus being able to flip several properties at once will help to spread that risk out. 

Don’t rely on crap media like socketsite, aka suckitsite for the San Francisco market.

That small spread of 350 that doesnt include calculations for repairs and such is very unlikely to keep you above water.

The 400 sq ft house had an estimated 25,000 cockroaches and they spread quickly and took months to get rid of.I had to pay for the neigbors cockroach bills because when the chemical was applied the cockroaches started invading the neighbors homes.

@Jeffrey L EvansIf you are purchasing property in Canada and financing it in Canada - particularly residential property - the calculator referenced above will be inaccurate as interest will be calculated differently (depending upon the financing).Amortization is the period over which the financing spread - that concept remains the same.  

Social Media Is the best answer take Skylar advice and interviews all of other agents, title companies, management companies, investors, mortgage brokers etc.

And don't get complacent with yourself.Background: We do a lease-sublease model (we pay landlords rent, then we furnish it and sublet it back out for the spread).
