I called the manufacturer and discovered it had THREE days of warranty left on it!  

I just  don't buy "how to skin the seller".Just saying, you might be able to  climb this hill, but few others will likely be able to regardless of what class they take or who gives short instruction, it's much more complicated than meets the eye.

Update - talked to our escrow officer - terms will be written into the escrow instructions - she's handling it all. 

Would you be willing to send me a copy of your "closing instructions" to the title co for a transactional funded closing.

Because after emailing the same to the lender, they instructed me to write it anyway for the file.

My purpose is two-fold: 1) to help me keep organized and have a reference manual that I can look back on, add to and tweak as needed 2) provide instructions for every task that I could possibly outsource/hire out down the road so that I can scale and grow my business.Any stories, tips or advice you can provide would be greatly appreciated.  

The house is a manufactured home 1,500 square feet.

With that said, I would recommend contacting the manufacturer of your appliance and have them send out a certified technician for that particular appliance.
