I get it:  You work a full time job and you have kids and you're busy coaching little league or your time is better spent finding that next hot deal or you're retired and you want to travel more! 

. 🤪 A fun fact about yourselfI have a son in travel baseball and there is no such thing as a free weekend anytime between August to June because of it, but I love to my watch my son play!

In fact, I work with one investor who brought a property in Surprise to retire in and visit seasonally he is now looking for another property because his rental stays booked leaving him little room to enjoy it himself.Short-Term Rentals in the Surprise area bring visitors who are seeking the Phoenix International Raceway, Lake Pleasent, MLB Baseball Training camps, family, etc.

I also umpire high school and college baseball in the summer and curl in the winter. 

The only thing that I can see is an earthquake or some radical interest rate changes or major league recession otherwise when looking back these might be considered bargains I am afraid.

Same with the fridge.Reach down into the tub or shower drains and get those baseball size hairball out.Microwave and range hood filters decreased.Damn those super expensive refrigerator water filters!

Residential too commercial is football too baseball.

They are great tenants.These "Interns or Fellows" have Ivy League Backgrounds, Top Public Universities, Masters Degrees from Local Public Universities in STEM Disciplines, did time in the Peace Corps, etc.  

In fact I learn more here than from "experts"Hoping Jay, James, Steve, Carlos etc opine too. thanks everyone, from 1 of the quiet kids sitting in the back of the room ;).In reality, I think there's too many variables people are not use to that they must be equipped for:1) High(er) cost of capital. 2) Higher barrier to entry(in almost any avenue, even going to your local baseball game)3) Illiquidity in trades(plumbing, eletricians, etc.)4) Scarcity in land5) Technological improvements6) Lack of family formationsAlmost none of this stuff was present before 2008.
