I start spending a pile of money throwing the kitchen sink at the water coming into the house problem and I am fighting an uphill battle. 

House needed very little, but ended up putting some money into updating the kitchen and restrooms, as well as a few spot repairs.

Separating the units, adding plumbing, electric, bathroom, and kitchen would double the income potential of this good deal.

Like, you can't pay over $45k and make a decent profit(15-20%) kind of work - foundation issues, new roof, new siding, new bathrooms, new kitchen, etc etc etc.

I have a person for kitchen cabinet/countertop work, looking for general contractor can put electrical, bathroom together; carpenter/painter as well as on going maintenance.The quotes I got are either ridiculously high or they are booked till next year.

@Victor Mondragon this BRRR is in a working class neighborhood, and we updated the key rooms, (kitchen, bathrooms)  Updated lighting and flooring. 

One main thing I’m questioning is if I should upgrade kitchen with new appliance and hvac system.

I might be able to add a second doorway to the bathroom through either the living room or kitchen. 

You'll spend a third of a million dollars on a phonebooth with a kitchen ... more if the plumbing works ... more if you have a "view" ... of the phonebooth next door.
