While a Quit Claim Deed can convey interest in the property there's no guarantee of marketable title with them, express or implied.

Saving the $80,000 at the closing table does not imply that there is $80,000 sitting in escrow waiting for that project to begin.

Does the "implied warranty of habitability" apply here and how can he be released from the lease?

Is it always, as you seem to imply, due to landlord mistakes?

@Brian Burke I think you make a really great point in regards to posting what I have done in the past, my skills and track record as that is automatically implied to viewers that it can be done in future deals.

Correct, as most Imply the judgment forcing the sale occurred after the mortgage was recorded.

It need not be expensive and it is important to remember that local laws, etc. may prevent you from doing what some "gurus" or "professional trainers" do.
