We were able to do this because the property was already in good physical condition and at only 1000 sq ft, the materials needed were at a much lower quantity than we would normally need.

True vacation destinations fare better than a house in the outskirts of a random town.Every property is different even in a great location.Amenities affect what you can charge.How many people can comfortably sleep and have adequate quantities of bathrooms for said people.There are alot of variable that effect the numbers and they all have to be considered. 

Oh boy haha......You don't really buy in NYC for cash flow unless your buying in quantity.

That is no reason to label something as "don't you do it".Look at my leads coming in:Does it look like I have trouble generating a HUGE quantity of leads?

Basic provisions such as soap, shampoo, toilet tissue, kitchen roll, dishwasher soap, detergent, even in small quantities should be available upon arrival (that said you need to make it clear they are booking a self catering vacation. 

For small quantities a word processor and printer might be all you need.
