Anyone around central NC can take a flip class from an experienced flipper where I am (class 115331 at Wake Tech, 03/04/2014 to 05/06/2014, $125) that is relevant to my area and market.

Since there will be many investors who are not willing to sign an exclusive agreement I suspect we will start seeing realtors rewriting the contract so that they get paid by the hour rather than by commission.Has anyone else experienced this?

Does anyone else happen to be experiencing this?

(Also, the developer is reasonably experienced + wealthy and has personally guaranteed some of the existing development projects - but wants to move away from that)I'm also planning to get some equity in the JV / the broader development company (much less equity than if I were to be a pure equity investor of course). because I do think this could scale to 300-400 homes / yearOf note: These homes are modular in nature - so are faster to build and margins are projected to be attractive.My questions for you all is:Have any of you lent to development assets with cross-collateral from cashflowing properties like this?

We're not opposed to taking a risk or switching lanes, but we're not really experienced beyond single family and duplex properties. 

I've found success in passive investing as a means to learn the industry since my money is put to work but more experienced sponsors are doing the heavy lifting and I can learn from everything they're doing.

If it's your first groundup, I would definitely find a more experienced partner that you can learn from.

First of all, don't be surprised if the CPAs (if not experienced in RE investing) tell you you can't self direct, or that you shouldn't because it's too risky.
