@Andrew Fidler  also check to see if there is a "Dominant" and "Subordinate" description to the easement between the parcels or any "exclusive or nonexclusive" use as future control or access can potentially be lost during a sale and break up of parcels.

Just to prove a point I went back home (since this was my work car) and pulled out my brand new $60,000 Corvette which I paid cash (no I wasn't rich and yes I saved most of my adult life to buy one) for and drove back over to the model home.

You want to hear that the appraisers they use work exclusively in your local market where the property is located, and that the lender has a lot of history with the group of appraisers that they use.
