I would need to do a 203k loan however and while I know the basics of what this could entail, I've heard positive and negative things about the process.

Although your assertion of "selling stock" is not necessary is correct, a deed of trust or mortgage is still a security - it's an asset backed security and proper disclosure must be made to investors regarding the risks etc.

I am hoping that the rehab doesn't entail any work outside of the scope of expectation. ( Fingers crossed )

I'm currently working on building a credit score since I don't have one, but I'm not sure what actually going into real estate entails in the future.

What I found is that most of the professional backgrounds are calls center, scripted, high pressure specialists that work assertively to extract fee’s memberships etc.  

I'm a little confused by this assertion.
