Interested in Rehabbing 1st Property Using 203k Loan

Hello, my name is Corinne and I'm just getting started in the real estate biz. I'm looking at a property that would need to be rehabbed in an excellent area. I would need to do a 203k loan however and while I know the basics of what this could entail, I've heard positive and negative things about the process. I'd love to hear any advice on making the process run as smoothly as possible. The property is 275k 2 unit building with a basement. I'm predicting about 85-100k in work.
