As others are noting, it's important to run your numbers and would probably only recommending pulling from the HELOC for short term opportunities.

Turns out, if you know how to structure deals creatively, there’s a whole other world of opportunities out there.I’m here because I know a lot of you are interested in scaling your portfolios or maybe even getting started without traditional resources.

I do see some flip opportunities, but flipping is a job; stop flipping and the making of money stops,My next purchase is likely to be in a different market with lower profit expectations than I used to achieve in the San Diego market.  

I don’t have a lot of extra capital each month to invest in large-scale real estate opportunities yet, but I’m motivated to build up my resources and experience.

To start, set investment goals, analyze properties, focus on emerging neighborhoods and budget wisely.
