Each time you refi bridge loan, dscr, etc you have loan fees adding to your expenses.  

I don't know if the property was originally built as a 2 bedroom and somewhere along the lines another bedroom was added but not recorded for whatever reason.I had to file revised plans for my own property when I found it was not in accordance with county records and the changes would have to be approved.

Also, the LLC does NOT eliminate any personal liability on the next loan application which is a popular selling point by ill informed DSCR brokers on this board (but they rarely mention the higher financing costs that come with financing in a LLC) IMO, proper insurance coverage is a better choice. 

This would also eliminate the need for gas at the property as you can go all electric in the buildingI am not sure on the cost per se.

Fully insuring you properties and adding a umbrella liability policy will probably cover you 99% of the time8.

I'd recommend to first look at where you'd like to invest it to see if it's feasible or if you need to adjust your buying criteria.If you're not in the market for something new then I'd look into adding an ADU on the lot and upgrading the windows on the main unit to triple pane glass so that the noise doesn't bother your future tenants.

There should be more margin to compensate for the headache, added risk of damage, excess turnover etc.
