I'd like to add to them:  put in a clause in your lease that reads 3 or more domestic disturbance police visits may be cause for termination of lease, and: the tenant authorizes the landlord to procure a copy of any police incident report.The first clause is self-explanatory, the second--many police departments will NOT issue a police report to anyone not directly involved with an incident.

Though international students have been far less problematic (like 90% less) than our "domestic" students (they are paying lots of money to be here an study) - it is not possible to perform a credit/background check on most of them.

For a residential (4 units or less) landlord policy, those items will vary slightly by company/policy but are typically landlord personal property, carpeting, domestic appliances, awnings, outdoor equipment and antennas, fences, and other structures that are not considered buildings.I mentioned above that ACV and RCV coverage do not affect the policy limit, and here's where the terms get a little more confusing.

I think some people just struggle with the reality of the way the world is today and have a hard time accepting it.Me I am a realist and accept it and hope it will get better but do not count on it or only do business if the world is perfect.I have ran into some people on deals that I never want to see again.Some were racist,some were full of hatred,etc.
