Eventually I want to convert this into an MTR since it's in a great location for it (two lvl 1 trauma centers 10 min away), but I want to live here for a year or two first.

After 1 year can you convert them to investment properties and get another second home in the same general area or would that trigger UW to review and require the letter?

If you decide to make a flip instead then possibly convert the window to a transom, it allows for natural light but keeps the window up and away and out of danger.

My long time STR that was converted to MTR due to not getting an STR permit has good occupancy (90%) but the rates are terrible due to nearly 200 furnished rentals in the little community being converted to MTR at the same time (I rented NTR at lower rate than I could have gotten for an unfurnished LTR).  

Another we looked at was physically in two pieces, a left house side and a right house side with a crack 1-3 inches wide through the cement floor front to back. 

With cost seg and bonus depreciation, we can save around 20K in taxes.Will eventually convert to a ltr.

Is it feasible to think the duplexes could be converted in to 4 or more units.
