I am a university student and I'm super excited to get started in investing, and I found a duplex in my market in a great location (close to work, two universities, shopping, church, park, etc.) that I'm interested in.

Some people have church on Wednesday (not me).

Yet I am fearful of investing out of state due to lack of control.I plan to attend a few of the local REI meetings, and perhaps will bump into a few of you.The big WHY:  Every year I travel to different third world countries doing medical mission work, serving some of the most needy people in the world with my church friends and with my favorite charity organization, promise child. 

I had to borrow $150 from my Church to help me get to another city and move in with some family to get back on my feet.I spent the next five years trying to get ahead again, while having a real J-O-B, or “just over broke”, and I later started a small side business.In 2011, I came up with a way to eliminate most of my monthly bills, and live basically free, by going to college on scholarship, and taking a part-time job coaching college athletics.

Architecturally/ Real Estate wise I've always found the building at 1999 Broadway interesting because of the apparent land dispute around a church.

Close to shopping, restaurant, public transportation, schools, church, town athletic fields, and the sportsman's club.

I really screened my tenants and actually ended up going with a church.

I've been told if its touching another commercial lot you have a strong case but if it only touching residential then its better to look into allowed alternate uses like church, doctors office, group home, etc (check detailed zoning statutes).
