A water heater will often last 9-12 years, I saw one yesterday at an inspection that was 24 and still cranking.Also consider non mechnaicals like floors, light fixtures and interior doors and trim, kitchen cabinets etc..

I refaced the cabinets, new flooring throughout.

The place was pretty dust free, just cabinets and bathrooms needed that 'special touch' so to speak, so I told her she'd be fine for the night.   

For example if you are replacing the cabinets and countertops  that is the time to rearrange the layout/ flow.

Currently looking at hard money buying a property doing the bare minimum painting in and outside, flooring, new cabinets, stainless steel appliances and some landscape.

I have good renters but still see signs of wear and tear on carpets, cabinets etc. 

Paint was just completed and they are installing cabinets this weekend and then doing flooring, tile, etc.  

The cabinets themselves were beautiful but it did not work in that particular kitchen because there was very little natural light.
