You'll find those in state that have no clue (shocking), and those in state that do.Try to negotiate your way through the comments made that are nothing more than repeating what they hear in the press (mostly ridiculously inaccurate), and listen to those actually living hear.

But man, when they do bite, you'll feel it.I see posts on here from landlords all they time that cause me to think to myself, "Man, if she ever gets a lawyer as a tenant, she'll end up sleeping on a park bench."

If I were looking to flip in Boise right now, I might be looking in the West End of downtown,the Bench Depot area, or even the North End if budget allows (caveat:  I wouldn't venture into the North End unless you truly know old homes and City of Boise code)   Because comps vary wildly in each of these areas though...it is critical you study the market street by street.

It's called cross collateralization and it can be done, but you'll be hard pressed to find a bank that wants to do it (unless it's a package of properties you're buying at once from the same seller perhaps).

**UPDATE**Today, When pressing for a specific closing hour on the date of April 30, my "buyer" admitted he's using his funds from his "other 5 houses that close this week" to close my transaction so obviously he doesn't know that he's even going to have the cash to close by then.
