@Yixiong Pan - If others have the cash to put into deals it sounds like you could form a JV partnership with others where they bring capital and you operate the deal and come up with a split of equity of the purchase.

@Kyle JacquesI'm in the Tahoe area an it sounds like you're a similar area. 

It sounds like the deal is more enticing and therefore more valuable if they can deliver a unit vacant.

Your raise happens to be on the lower end of where such firms operate but certainly a plausible option assuming the investment thesis is sound & the GP checks out.
