I have begun gaining some traction getting deals under contract and have started accumulating a small buyers list.

Due to their limited stock of roofstocks, I have begun reaching out to real estate agents in markets I have been looking at.... more on this later. 

Nothing, really.And that should motivate you to secure the deal and/or get it closed.Buyers really shouldn't know the contract expiration date anyway, unless he has begun the process of getting the contract assigned to himself (and putting down an EMD).As an aside, you could always find (or create) a non-circumvent contract on the internet, but I'm not sure how many people would be willing to sign it.

I've begun digging into research and am seriously considering shifting my strategy back to buy and hold, as I fear the window for flipping may be over.I'm interested in knowing how other investors are thinking about approaching the Chicago market as we end 2017 and prepare for 2018. 

I know I'd like to be on my own at some point, and I have a GC willing to help me get started with the rehab portion but neither of us have done anything more than purchase our own residents.I've begun the important connecting portion of the business and I'm far from done. 

The 3rd mortgage is delinquent but the bank has not begun foreclosure proceedings. 

Likely addin 1  more property acct shortly upon buying a 3fam or 4fam.My current one charges 150 month and does almost nothing nad has lost data and asked me to go back to march and give answers when the info is right there in my acct ...but he or his staff doesn not bother to click on the check or deposit icon to see the item, etc....am lgad to have begun w him in spring 06 but it isnt working.
