Advice for New Texas Agent

Hello , 

 My name is Savion Miller and i'm a young investor in west Texas .I have begun courses online to get my RE license , I was wanting some advice from realtors and other RE professionals on what lead generation methods/strategies are working along with other strategies used to not only find listings but buyers as well. I am planning on using the funds made from being an agent  as capitol to invest in multi family rentals ,  All advice is appreciated thank you all for your time.
