It requires a special trip to Lowe's, Home Depot, or Walmart and I'm speculating most tenant's don't care to even go down that aisle in Walmart while they are there.

It sounds corny, and is kind of goofy, but I know several agents in different markets, who simply walk around large grocery stores, Wal-Marts, or go the Mall.

Further, if you do not state that making a profit is your primary purpose, and do state other purposes, it appears to be and is somewhat dishonest.I personally am tired of hearing about Exxon's committment to the environment, Ford wanting to bring excellence to Detroit and Walmarts dedication to bringing consumers the lowest prices.

They just don't get it and probably won't until they are filling out the application to work at Walmart as the greeter....Very Sad....It didn't have to be that way if they had just planned a litte.

You can't get too much more negative than that.Yet, you buy a parcel for $1 million at the edge of town, 2 years later, a super Wal-mart goes in next door, and you sell for $3 million to Lowes.I know it isn't 2% cash flow, but it is enough for me, and it's been negative cash flow every month for 2 solid years.The investors who absolutely must have the 2% rule wouldn't have touched that.
