just wanted to get some other than my own insight on warzones. what makes them so undesirable to most investors. i think they are gold mines that are misunderstood and waiting to be tapped. a lot of buildings in war zones i notice end up becoming a city burden when the original owner can't afford the building anymore.

The look back is one year, but if you're within 30 days of filing that's a better position.A letter to reaffirm a debt specifically addressing a particular filing is gold and will be unlikely to be included unless it places other creditors at a disadvantage or appears to have some odor to it.I was a Creditor's Representative here in BK court (appointed by the court) and I've used the reaffirmation route through the debtor's attorney. :)

I'm sure a savvy investor/marketer could team up with the yellow letter guy on BP and buy some discounted properties right here in gold ol' CA with a good targeted campaign to anyone of the above mentioned cities.As far as affordable rentals in OC, you won't find them listed in the MLS if that is where you are looking.

If it was in poor shape and leaking then ok.I have a rental where the bathroom tile was painted over white from black and gold and it looks great now, however this was not in the wet shower area where looks like yours is so I am not sure of the product you would use to paint over it and how well it would hold up to being pounded with water daily but I'd lookj into that first before ripping that out.

Overhead Door seems to be the gold standard around here and wants $4800; I used them on a TX rental house before and was quite pleased.
