I was talking to a realtor who was pushing the townhouses at Camelback saying they are the best for rentals but I can't imagine they get much rental activity in the summer.

I'd imagine I could at least get $2500 (hopefully more, but I'd rather be modest in calculations).I could afford the payments for at least 10 months without renters. 

I can imagine it will be tough to get pre approved from a bank.

They would tend to be conservative on the estimate, I would imagine.

Your mileage may vary in Norfolk/Portsmouth, but I can't imagine it being so different as to make such an estimate off base. 

As you can imagine, being an out-of-state investor brings many concerns on top of the normal!

Although I imagine we will have other headfakes.

Now imagine 10 years from now, or maybe 20 years... there will be robots replacing our tenants jobs... our tenants will have no job, no income, and can't afford rents, especially the ones that have lower income jobs that are easier to be replaced by robots.
