I do it here and at REI meetings.Regardless of opinions about good or bad, people can have very successful REI enterprises with family members.

Can someone provide more context to statements like: our loan will never report to a credit bureau because it is a private loan so DTI will not be affected....won't it show on a fraud credit report, the deep dive report?

I'm utilizing tons of suggested resources like city-data, Census Bureau, local news and property managers, zillow/redfin, rentometer, DOL, Dept. of Numbers, and the likes.I'm also finding difficulty in making an educated decision because the area is so small.

(Enterprise) I wouldn’t recommend this.

I wouldn't be worrying about 600 units or who's going to manage these big enterprises in the future when you haven't even closed on your first property.

I want to one day have built an enterprise on real estate investments along with other business ideas I have. 

That said, I searched on the Better business bureau site but they aren't listed there. 

Are you being paid by the Seattle Visitors bureau?

If you can get data from a credit bureau source you'll save yourself some work, time and frustration downstream.
