A quick way to check - look at (dare I say) Zillow for rentals in the area and recently sold sections as a quick desktop analysis. 

That said, they're potentially still the most competitive owner occupied HELOC lender in the marketplace although now increasingly borrowers need to argue with them about values they come back with (they blame it on their desktop underwriting software to save costs, but probably is a desire to put borrowers in a higher rate tier). 

My Heloc appraisal was just desktop. 

I have used Bob Dummer at PC Insurance for the past decade and he is so dependable and knowledgeable. 

Usually they are NOT sent to the owner and PC, just one or the other.If your PMC got it, then you should review your contract with them to see what their duties are. 

I use the desktop version, but I wouldn't use it for 3 units.  

I ended up going with Nic McGrue, Polytech Math PC as he was recommended by a colleague who invests in multifamily and who is an investor is experienced with syndication. 

Ok maybe there is a PC way to put it but you get the point. :)

You can setup a fake site in a VM on your personal PC at home and play with it.

You have to log into the desktop version from your browser (not super mobile friendly) but gets the job done.
