Tell them each new tenant generates additional work on your part, therefore you will charge them $XXX every time there is a swap.

In the future, do follow up documentation of  all conversations in a letter or email.We have a information sheet that we give or email to prospects that states "Rent is $XXX per month.  

Who will send a letter, make a call, maybe suggest maybe you advance $xxx for court costs.

My focus is on Buy/ holds and flipping but who know what the future holds.Over compulsive is an understatement to how I constantly search online, drive, research neighborhoods to get a better understanding of the market and pricing in my area.
