Two after the GFC many banks left the SFR rehab loan business and simply don't have that product unless your a top tier depositor and I don't mean 100k in the bank I mean 7 figures so basically borrowing your own money.

I believe there is a basic tenet in the law that says that if a contract term is vague that it will be interpreted to favor the party that did NOT write the contract.

Basically its no different than applying for any other mortgage, the lender wants to underwrite the loan to confirm your ability to repay.

So if I am reading this properly, you are operating a property without a proper permit and have an illegal basement rental as well and basically got busted?

The tenant threatens to get lawyers, my concern is their safety, but I can’t get any justification to make improvements to the property for security.

However, I have been trying to figure out possible creative financing options to build more without having to sell, but I cannot seem to find a lender willing to do 100% down on land and construction even though the LTV would be below 50% since I can basically build for costs of material plus minimal labor by doing almost all of it myself , with a little help here and there.

Basically the only change will be how MLS transactions are structured.
