We experienced real estate investors tend to look at most “guru” type training/mentorship as, at the very best, inadequate to provide the new investor with a reasonable pathway to success.  

In my opinion, once you know the rates for a specific deal, the best practice is to underwrite base on the upper threshold of the range for similar deals to be conservative.

That information seems to be very important when doing things like volume prospecting.

I assume most very ggod deals are all cash.
