Yours being one of them because it is a line of credit, this is not a typical loan product.

Contractors provide a finished product , we are not labor suppliers .

There are also several hard money lenders as well as lenders that specialize in DSCR or Non QM loan products too.

A DSCR, or hard money product would be the right fit for you.

I've used PenFed, which was really a great product for an owner occupant.
