If they are unwilling to do any of those,we have a fiduciary responsibility to collect rent for our landlord clients. 

My GC’s sub who did the job did a poor job and damaged the surrounding cabinets as shown in the attached photos and my GC either can’t do the job or is unwilling to get it right since the project is almost over.

You are either unwilling to put in that much work, in which this isn't the path for you or you are too eager to jump in immediately with limited knowledge, in which this isn't the path for you.

If they are unwilling, no problem, I just move on to someone else. 

Worse than that lenders are usually going to unwilling to finance above 80% let alone 100%, so who else is going to buy this?

@Dan HeuscheleHere’s my assumption, but honestly testing this assumption by getting opinions from folks like yourself.I don’t think it would be a premium to rent by room, but rather the client is somebody who can’t or is unwilling to “get people together to rent an entire SFR”.

DO NOT just rely on a title search, your potentially an unwilling participant in a scheme.

They may end up being great tenants, but if they are unwilling to submit credit, criminal and eviction reports I would keep looking.
