@Brian Burke  we were on some island off of Phuket last week can't pronounce it thats a nice part of the world.. when I get over this 7 days of jet lag that will be great  14 hour flights Ugh.

Skim coat the horrible textured wall.   

This typically includes new kitchen, new bathrooms (but hopefully not the baths/showers), new flooring where needed (typically most flooring), removing the ceiling texture, new windows, décor outlets and switches, paint, typically some doors and handsets (both entry doors and/or closet doors)  and there always seems to be something unexpected. 

I have horizontal blinds, the nice ones with wide slats and faux wood texture, in two of our rentals, but the place we just got has verticals in most of the windows.

Its a 1952 ranch and we need to re-texturize the walls.

I suggest that if you are rehabbing an older home with plaster walls stay away from them if there were extensive wall paper covering unless you are ready to rip the plaster down and do drywall or you can rip the paper down and texture because I have found that back in the day most people did not use sizing and the paper destroys the finish and skim coating is mucho dinero.

It's modern but some people love the textured tile or laminate floors.

$20mm...hmmm.. not private jet wealthy money.

I have also used it in some of my customer homes an they love the look an the texturizer
