Even if the equity split is tilted to the GP relative to stabilized or value add opportunities, the extra return over a value add in the high teens will help incentivize LPs to invest (and compensate for the added risk).I have seen a shady practice where sponsors hide from GP titled splits in new development and show the ownership % of one unit rather than disclosing the actual split.

I don't believe we'll see a squeeze on housing just due to sheer inventory, if we go low teens in rates sure. but 7.5% even up to 9.5% won't do much detracting; especially if you understand 2009-2022 was just artificially low.
