Normally I would serve a 30 day notice to quit in this situation.Upon further investigation, it seems the tenants are related to the seller, and neither have produced a written lease yet.  

I agree with a couple of points above: you would be much better served with your own buyers' agent.

There are some contracts here on BP but you will be better served to get legal counsel.

"A-B-C-D" ... are all made up classes as used here and only serve to confuse people trying to learn this business.

Though the city needs a lot of work in terms of crime and school, there aren't too many small/mid size cities with the arts, food, nightlife, access to suburbs, lakes, wine region, etc. that Rochester has while having extremely low taxes.
