Since they are good tenants I would accept multiple payments as long as I receive them in time per the lease agreement.Id also touch base with the other roommate.

It might be more intimidating if you get some not so great roommates with you can take the 'I'm only the landlord' approach.

@Juwan Parker - I disagree with the previous sentiment, if you can find a duplex and rent one half / have a roommate on your side, you may have your entire PITI covered.

If I moved to Las Vegas, I would be getting paid approximately $800 more because I would be paying no state tax (California is expensive), so I could essentially live rent-free relatively speaking (I see a ton of rentals for around this price online – sharing with a roommate).

you shouldn't let someone take over, unless one roommate is leaving and another is moving in. what you should do is agree to break his lease early, under the condition you are able to find a suitable replacement. old tenant is responsible for every day up until new tenant takes over. you treat everything else as though old tenant is leaving on time
