If your goal is to grow your LLC, consider arranging all of your properties under an agreement with your LLC to manage them & take all of the legal steps to ensure that the structure is correct. this may involve creating LLCs in the state(s) your LTRs are in to own the property and your PM LLC managing those properties, so that you don't have a concentration of all of your portfolio in one entity.

However, some investors don't mind this strategy if they prefer not to put a lot of liquid in up front and plan to refi out within a few years of closing (which seems to be a great option with the talks of the FED reducing interest rates into 2025).It really comes down to investing in a growing market, in a good neighborhood & building a great team to support you.

We have a supply issue because banks stopped lending to builders other than one or two at a time for spec builds after the bust in 08 so they were limited in being able to grow the supply. 

Its scary for me, being a smaller investor, but I am eager to grow my business, and with the inflated costs here in Minnesota, I find it hard to keep growing, especially, since i am trying to start a family now.

My dad taught me decent financials growing up and I'm the only one in my family who hasn't made a financially poor decision(some sort of bad debt or bankruptcy.)

Properties in growing areas with increased rental demand are definitely more desirable.
