I'm also not an 'expert' on this REI stuff, by any means... but 'market cycles' are 'predictable' in the sense that the same people control them and pray off of the 99.9% like clockwork... and as many an 'insider' have said, in effect: "Watch what the herd is doing... and be prepared, then do the OPPOSITE."

It's like investing in 100 unit multifamily in Dallas (bigger numbers).Based on my experience cash flow is more of a sure thing than appreciation because prior to acquiring an asset, I can predict it at a 95% certainty. 

Doing a long term rental will give you consistent and predictable income and expenses as you try to make a go of the duplex.  

Some of the current portals will excel, but I predict that some new portals will come in and crowd out what everyone thought would be the dominant ones long term.  

Any theories or predictions?

I don't know what's going to happen to this market.There are homes in the exclusive areas which are now forclosed, and there seems to be no end in sight to this, any comments or predictions?

You get a potentially smaller return, but also a much safer and more predictable (as well as hassle-free) investment.

I believe this is a much more accurate way to account for expenses than to try to plug in expenses that are impossible to predict for a given property.Mike
