Try a 60day no cause termination.If you move into a property and it has only 2 units then you do not need an official reason to terminate a tenant like every other investor does.

I’m sure there’s some sketchy POF companies out there that will print something that looks official, but that’s fraud.

I've identified one property that we will likely officially "identify" in the 1031. 

I'd focus on areas that already have ordinances that officially allow them, like Wheat Ridge, Arvada, Littleton/Highlands Ranch, Jefferson County, many mountain/ski towns, etc. or just go with medium-term instead of short term.
