Once I use the knowledge in a real life experience I know it’ll be there in my head to call on when I need it, and if I’m unsure about something I hit up google, biggerpockets, and/or someone in my network to get what I, or anyone else on my team needs. 

Second is the ongoing rental stream.You will always "numerically" make more money developing/renting versus buying/renting. 

Realize it will take effort, have risks, and likely take a while to accumulate life impactful return.  

I used to work for Japanese company and have know many friends who lived in Japan and spoke great Japanese and it seemed like about every 3 months they would have some kind of really mind altering experience culturally that was disturbing, so probably not an easy place to live or invest, even if the opportunity is there.Argentina I think prices/trades their real estate in $, so less currency risk.

In the meantime I read every book I could find on commercial real estate; attended every commercial real estate meeting in the Houston area, and spoke to numerous commercial brokers.

This tends to be the best return you can get in UT if you are in a life stage to be able to do it. 2. buy a decent single family home that already has a basement entrance and add a kitchen to make it an ADU.

They are also simpler over the life of the unit to maintain because there are just three main components instead of four(+) with HVAC.
