Also we have a strong medical industry.

They're a LOT of work for very little compensation, which might explain why you're not getting the attention you deserve from your agent, if in fact, that really is the case.  

Should I just stick with that for the price, or are there any other companies that would offer a better price or a similar price with a better option for an attention grabbing mail piece?

@Carlos Jonathan Fuentes I have a system for this and it is something to pay attention to, but as others have said the agent-investor relationship is one built on trust so sometimes you will lose and just remember what went wrong.If I am working with investors looking to buy and live in the property or hold, I don't ask for a buyer agency agreement, but I use something like that by getting an agreement on the contract that they will be paying a commission.

It may help if you shared what its about this particular property that grabbed your attention to begin with.  

I can't stand slumlords but one quick way to get their attention is to send reduced rent.

My current tenants brought the issue to my attention about 4 months ago and I have not been able to find a GC to work with...don't return calls, wont do estimate if I'm not on premises etc etc....Tenant gave notice 6 weeks ago that they are moving out end of Sept, so tried some more GC and nothing.... then Harvey hit.....So now I need a GC to do a remodel at the end of Sept with me managing it from CA......at a time when the GC work is in high demand....I have a few other calls in but nothing definitive right now...... looking for other referrals....

That usually gives you a basic understanding of how attentive the HOA is.As far as assessments, they probably wont tell you if something major is coming up, but it depends on the HOA.

One of them is out job and their child (with pics) had a medical issue and undergone surgery so I was bound to be more understanding .
