That would put you between probably $3500-4500 depending on dp, property taxes etc. 85k salary, let’s say you are taking on home 60k, like even with house hacking, you’d simply at best be extremely house poor, at worst would be challenged to afford the mortgage, the vast majority of people buying homes in our area at this point in the cycle for a variety of reason are dual income households, tbh for a single person making 85k a year, you are just much better off renting or moving to locol area if remote or hybrid.

The majority of them are trying to leverage debt and use as less as possible of their own money.

Also, to find deals with $50K spreads you're usually looking at major problems such as septics, structural, etc. 

And CREIA is the other major opportunity I would look at.

You can potentially find some through industry awards in sectors that interest you, and also just from driving around and looking at listing signs, look for ones that aren't a major name, ie, JLL, CRBE, CASTO etc.

I have had good property managers but a majority of them have been bad which is why I now manage everything myself.

With our town and maybe yours, any major alterations (work over 50% of the property) will require updating sewage and plumbing to the main line <- this is quite expensive and luckily we didn’t need to do this.

A tenant of mine is refusing contractor to come in for major repair, although I notified her a week in advance.

I think the vast majority of us who don't ski or snowmobile stay as far away from NH as possible though in Winter!
