This property couldn't stay more than 50% full for retail at 15 sq ft.I told them I couldn't help them and office might be better for it given the poor locations and other negative factors.The REIT manager agreed with me but said they are bound to rent at a certain per sq ft due to shareholder agreements and operating guidelines.I asked if they would sell to me for less and he wished he could but all under one loan and they didn't want to bifurcate to sell off.They asked me if I wanted to try and lease it up and I politely declined.

I think its a great idea, you got nothing to loose but a little time and a few bucks.

There are some light sockets that had loose covers, and I said I'd replace the covers and they were satisfied with my answer.  

The mitsubishi w/ hyper heat Link operate down to -13.They loose some amount of efficiency at those extremes but should do the trick.My other option would just be to go natural gas and skip the AC but i like the fact that these take up 0 floor space.

You'll win some and loose some, but the path you are taking right now isn't helping anyone.  

So as long as you are serious about the loan you are not going to loose any money.Hope this is helpful.

Are you unconditionally bound to the agent for a year?  

Also, my guess is that other cities are bound to have similar test gardens with the utilites companies.   

In the latter (West Van), I'd say you have nothing to worry about walking neighborhoods alone; in the former (that part of East Van), I'd suggest anyone (especially new to the area) would want a second pair of eyes to "watch their back".Same likely applies to lots of different areas of "Detroit"; some are bound to be great/safe/beautiful whilst others will be more "war zone" style - can't lump it all in to the same bucket :)As far as the airport itself though, can't imagine why it'd be a problem (I can't imagine any major US airport being a problem given how much law enforcement presence there is at all of them) - having flown there myself, it's plenty safe and fine with just the usual airport stuff to watch out for (folks who aren't authorized to provide taxi services trying to solicit in terminal for example or what not else).

If 55 degrees or so the AC is working fine but building is loosing heat too fast.
