Odd jobs like replacing a basement window and blocking off entrances for pests to larger one off jobs like replacing kitchen cabinets etc?

Neighbor sharing the wall did a remodel of bathroom and kitchen (both along the wall) without the HOA knowledge/approval.

@Roger Verastegui kitchens and bathrooms will get you the most value out of your money.

Out of state property manager was notified by tenant of 'water leak from slab in kitchen' at the end of July.  

To increase value focus on Kitchens and baths.

Refresh Exterior landscaping, remodeled bathrooms and kitchens is what will get you the most on your investment.

Once you acquire, you start your rehab, let's say you upgrade the kitchen and it costs you $15k -- you submit your receipts to the lender to show you paid $15k for the kitchen, and they send someone out to verify the kitchen is done.

The other is telling me to put in the kitchen cabinets first and cut the floors around the cabinets. 

The rest of the renovations are all manageable for us-  New kitchen, new heating system ( ductwork all done), flooring and paint, among other items.

My husband and I occupy the top unit which has 4 bed 2 bath and the mother in law unit is 1 bed 1 bath with laundry and kitchen.
