Because I am an agent, I have pretty awesome network of folks that I can employ to help rehab properties, and I know my area well enough to find properties that I think would be good investments (in terms of location and rental values).I would love any advice anyone wants to send my way!!

Do folks typically go for a larger down payment, when possible, to reduce the interest?

Things out there look pretty damning for him but I'm very much interested in getting more folks stories on the record as I think this whole mess is a bit more tangled than it seems.

@Carlos PtriawanThe best part of being an investor is that investors get to make decisions where they place their capital AND then benefit or suffer from the consequences of those decisions.I can say NO ONE has ever become wealthy investing in CDs.I can say MANY folks have become wealthy investing in real estate.I can’t predict what the future will hold but the long term trend (unequivocally) is the price of real estate both sale and rent increases over time.I’ll keep my capital in real estate not CDs.

Are there 'preferred' DSCR lenders folks here in the BP community have utilized?

Folks sometimes think you can make as many loans as you want from your own funds without a license, that's not true, you need a license if you make 8 or more. 

My #1 property management customer are folks just like you - built a spec house, can't sell it, and want to make it an annual rental to stop the bleeding.

I know  folks are taking time out of their day to provide thoughtful responses.
