Mortgage logic is that if they can't back up their stated income with tax returns where they effectively made similar/identical statements to the IRS then they are either lying to us (mortgage fraud), or lying to the IRS (tax fraud), and either way we don't want that business.No reason you can't borrow that approach when qualifying tenant applicants.

In my view, the two biggest risk factors with your plan are 1) repair cost overruns due to unforeseen structural or costly problems and 2) repair cost overruns due to theft.
